The most expensive costs building owners experience over the life of a low sloped building roof is the maintenance and operation of roof coverings. No other operational expense comes close to the costs of reroofing and replacing roof coverings on a low sloped building’s roof.

Conventional Maintenance Costs

In keeping with International Building Code Roof Assembly requirements, studies made on the costs incurred over a 60-year period using the least expensive roof coverings on low sloped roofs, which last for 14 to 15 years, range from $25 to $26 per sq. ft. of building area. Using the $26 cost per sq. ft.—-

Costs for a 50,000 sq. ft. building @ $26 /sq. ft. = $1,300,000 over the 60-year period.

Costs for a 100,000 sq. ft. building @ $26 /sq. ft. = $2,600,000 over the 60-year period.

Monthly cost  = $1,806 per month for 50,000 sq. ft.

Monthly cost  = $3,612  per month for 100,000 sq. ft.

Loadmaster Maintenance Costs

Using Modified Bitumen or Built-Up roof coverings over Loadmaster’s new technology Roofing Substrate installed on low sloped conventional steel decking or on a low sloped Loadmaster Roof Deck, produces a very different picture. Loadmaster’s 52 years of tracking performance of roof coverings installed over its universal roofing substrate has proven that the roofing substrate extends the lives of these roof coverings by 10 to 20 years depending on the surface treatment of the roof covering. The maintenance requirement of these roof coverings over the universal roofing substrate is a recover at age 30 to 35 years. It is anticipated a full recover will last an additional 30 years, yielding a 60-to-65-year performance before a tear off and replacement is required. The building code approved recover’s cost is projected to be $7.00 per sq. ft.

Therefore, the cost savings projected on low sloped roofs is $26.00 less $7.00 for a roof recover yielding a savings of $19.00 per sq. ft. The dollars saved for the two building sizes are —

50,000 sq. ft. @ $19.00 savings /sq. ft.= $950,000 savings over 60 years

100,000 sq. ft. @  $19.00 savings /sq. ft. = $1,900,000 savings over 60 years

Monthly Savings  = $1,319 per month for 50,000 sq. ft.

Monthly Savings  = $2,639 per month for 100,000 sq. ft.
